You can ask her to go and hopefully she will. If not you can evict anyone, how long it takes is another matter and the reason for the eviction (non payment of rent - not living up to the terms of the lease - destruction of property - lease expired) Typically you must first give them a notice to quit for non payment of rent. If this is the first notice they have the right to re-instate themselves by bringing themselves current. If they do not bring themselves current then you must go to the housing court and go thru the eviction process. You can also go after the tenant for non payment of rent, small claims may be your best avenue.
