John,

CBS refers to the construction. Concrete Block and Stucco siding. Due to hurricanes, it's the preferred type of construction in the area. CBS is also better for your insurance rates than a wood frame home.

Dealing with a short sale is pretty much the same across the board on a purchase. Not all listing prices reflect what the bank will actually accept, so I recommend pulling the most recent sales comps in the complex as well as what's currently listed. Once you have a good idea what a fair price is, write an offer and submit it to the listing agent. Then we wait. It takes an average of 60 days for a response from the lender, sometimes less sometimes more. I hope that answers your questions!

If I can be of further assistance, please let me know.
