It will mainly depend on deed restrictions and zoning regulations. With zoning, you will generally need to have a minimum lot frontage and lot size. You will need to check with York County / for mill planning and Zoning. The deed restrictions establish a minimum to build is 2000 sqft for Ranch, 2200 sqft for 1.5 Story, of 2400 sqft for 2-Story and it is likely that they govern other aspects of development and re-subdivision. It may also depend on whether the land perks for a septic system. I don't think there is sewer in this area. You would need to check with environmental health for the septic and public works for the sewer.
