Based on MLS solds from 1/1/2010 to 10/6/2010 here are the average differences based on property type.
List Sold Difference Days on Market

Land 432,833 359,667 73,166 17% 206

the average varies greatly depending on your market. But in 01930 for the last 12 months it has been 93 to 94.6% difference is I ran it from 0 - 500000 and 0 - 1000000

That said, a good home at a good price will sell at its asking price or even a bit higher.

SINGLE MOST IMPORTANT THING YOU CAN DO IS TO LOOK AT AS MANY HOMES AS YOU CAN SO YOU CAN DETERIMINE IF IT IS A GOOD PRICE. OH YES AND HAVE A GOOD BROKER THAT CAN ADVISE YOU.
