(9921 Ridgehaven Dr) - Would anyone care to chime in about this property?

I had such great responses to my previous inquiry about another property in the same neighborhood, I'm again turning to the Trulia community for thoughts about this new property I've been tracking. First off, this asking price for this house is high for the neighborhood at $150/sf. A total redo just a few houses down has sat on the market for 6 months at 146 $/sf. Does anything unique to this property justify this kind of price? Or, are we going to watch this one sit around for a while?

Believe it or not, it's not the most expensive home PSF in the neighborhood. I think it's a bit overpriced but given the desirability of the area, I think it's slightly overpriced. The comps support it. I think the owners expect to come down in price during negotiations. Buyers are expecting a bargain in this market and they may have been told by their Realtor to price higher so they can have some room to negotiate.

Nothing I can see from the photos stick out! I think you're right in that this one will sit for a while. That is unless someone makes an offer in the $129 - $135 range, their REALTOR convinces them it's a good offer and they take it.
