With respect to a duplex, what does "Zoning 26C-2" mean?

I am looking to purchase a duplex in Wilmington. On the MLS, it states "Zoning 26C-2" and also states "buyer to check on use permitted on property." Does this mean the duplex construction is illegal for the area?

You need to check with the City of Wilmington - License & Inspections at (302) 576-3030.

If a property has not been used as a multi-dwelling unit for the last 12 months, it loses it's zoning as
a mult-dwelling unit and reverts back to a single dwelling.

If the property is vacant you may need to prove to the city that it has been occupied within the last 12 month.
This can be done in different ways, contact me if you need that information as I just went through this with
a property I listed.
