Why is this home selling for so low? How much have other properties in the complex sold for?

The property is an attached townhouse and has only been on the market for one day. Accordiing to the MLS listing sheet there are 35 units in the complex. in the last year 6 units have sold in a neighboring complex with either similar or slightly larger square footage and layouts all for over $220,000 ($196/square foot +). When I go back 2 years in the sold data there are a couple units that sold at the 585 address all for over $225,000. It seems the unit at 585 is under price compared to the direct sold data however there may be a reason for that (perhaps the unit need significant work or the owner is in financial distress and needs to unload quickly).


Hope that helps for now. If you are seriously interested in this unit I highly recommend you find yourself an exclusive buyers agent to protect your interest (not to go directly to the agent listing the property/representing the seller).
