Why is the price so low on this gorgeous house? Hubby and I are renting in Riverside and love this house.

This house was listed earlier this year at $289,000, so the current price is 26% lower. The listing states the seller is selling "as is" which may indicate some issues with the property. The listing in the Multiple Listing Service states to call the seller direct with questions about the property - I'm happy to do so if you like.

"As Is" properties come with their own set of challenges. It could be something simple, or it could be something difficult. The listing states this home (which was built in the 1930's) has newer wiring, and newer roof.

Llisting a property "As Is" does not relieve the seller from disclosing all known material defects with the house, it simply means they are not interested in handling repairs for these defects, and the house is priced to sell in it's current condition.

If I can help you further - please let me know.

Happy New Year!

Hey Jennifer,

This home is under contract as of today. The home is beautiful and old. The listing agent (another Watson agent) said there is nothing glaringly wrong with the home, as he said "it's just old".

This is the 3rd contract on this home so, if you'll send me your email address I'll forward the MLS listing sheet to you so you can have a look at all pics and descriptions. And, in the meantime, I'll keep in touch with the transactions in case there is another opportunity for you with this home.

All the best,

Katherind Davidson, Watson Realty Corp

Actually the home is priced at $189,900 now. Original list price started at $259,900. I can only speculate there is strong seller motivation to sell and price reflects the state of the Jacksonville housing market. If you and your husband would like an appointment to view this home, just give me call or shoot me an e-mail. With great rates on new mortgages, it is a really good time to buy.

With warm regards,

Hi Jennifer. Probably the only way to answer your question is to go inside the home and see what repairs are necessary. Give me a call or come by and visit, my office is a few blocks away at The Shoppes of Avondale, and we'll create a plan that allows you to find and purchase your dreamhome, if that's what you would like to do.
Thanks for your time,
Sincerely, Jason Lindsay, REALTOR, 904-894-6587
