Why are they offering no closing costs and is there any requirements to purchase this home? Why are they not showing the map of location and address?

I can't find it on the MLS but it looks like it is from a builder that hasn't built the home yet. Not all listings advertize offering closing costs, you have to request them. Most home sellers realize that they will most likely have to pay closing costs for a buyer that is getting financing. The only problem with that is now you are competing against cash buyers, especially at that price point. The market has dramatically turned from a buyer's market to a seller's market. If you are actively looking for a home now, be prepared to make quick decisions and make informed offers based on the comps. It would be wise to get the help of a seasoned buyer's agent too. It looks like the property being advertised is a new build, which could be why there is no specific address. More than likely that floorplan can be built on multiple lots.

Also, what they mean by "No closing costs" is that they may be able to offer you seller concessions that would cover the fees that would normally be charged to purchase a home. These fees typically include things like loan origination fees, title fees, escrow fees, etc.

I sold newly built homes for over 5 years, so I know firsthand that there are a lot of ways you can structure a purchase agreement with a builder to make the purchase work for you! I'd be happy to share my ideas and experiences with you!

This is a brand "new build." Most builders will offer incentives and you can use the incentive toward your closing costs. There are always financing requirements when purchasing a new build just like when purchasing any home. They are not showing the location and address since it is a new build. Realtors will work with buyers and take them into a new home subdivisions. This way we can give representation to our clients (buyers). It is always wise to have representation when building a home. We represent buyers looking for new homes, but the buyer doesn't pay for this representation. The builder will compensate us for bringing you in, so it is a benefit for the buyer.

The best thing for anyone looking for a home is to find a experienced and qualified Realtor to assist you through the entire process.
