Why are so many houses for sale near 59 noble drive. Is something wrong in that area?

Hello, this is a beautiful area with great views. Of the three homes one has an accepted offer, one is a short sale,(please let me know if you need information on short sales) and the third is a job relocation and has been drastically reduced because they need to relocate. For this price of $498,000 this is a beautiful home. mls link isbelow just copy and paste.
Note taxes can be adjusted to the actual sale price of the home. Currently based on assessed value of $600,000

I don't know that there is anything wrong with that area per se. However, home prices in that area exceed the 2009 "conforming loan limits" for mortgages in Dutchess County. This year's limit is $443,750 for FHA and conventional conforming loans. Loans higher than that number are considered "jumbo" loans. As a consequence, these loans are harder to get, have higher interest rates and require greater down payments. I would be happy to discuss this in more detail if you would like.

There are 3 homes for sale on Noble drive, one is a short sale two appear to be regular sales, one has an offer. I honestly don't feel that 3 homes for sale at any given time would warrent any concerns. If you would like any more information please give me a call.
