Why are HOA fees so high in the downtown Sarasota area when compaired to the outsirts?

If you have driven the area on the bay, you will note how well maintained it is. The HOA fees and condominium fees pay for that beauty. In the case of condominiums, the fees charged a homeowner typically include insurance on the structure, maintenance of the roof, ground maintenance and private security. Hi Garrett,
HOA fees reflect the maintenance and management costs of a condo/townhome building. Let's say there is a pool somewhere on the roof top. Right there you have high upkeep costs. Often there is also a door man reflecting additional security. In addition in this economic climate we are in, when an owner defaults on the HOA fees, the rest of the owners get to pick up the tab so-to-speak. I would find out from management how many HOA accounts are delinquent and/or how many if any in foreclosures are in the building. .Hope that helps :) Margaret

Condo maintenance (HOA) fee downtown include Hurricane insurance for the building, where those outside town do not have hurricane insurance. Now each condo also has many ammenities that are not available outside side of town such as valet parking and extensive exercise facilities. These condo fee vary by the specific condo largely based on amenities.
