You should always have a buyers agent, who represents your best interest. The listing agent works to get the best deal for the seller. In FL, we also have transaction Brokerage, but in my opinion, one agent can not get both sides the best deal.
If I have a listing a buyer wants to see, I will show it, but I would advise them to get their own buyers agent who can show properties that may not be listed on Trulia. There is the MLS which has most properties for sale, but also short sales, foreclosures, bank owned and for sale by owner. You may be missing out on a better opportunity you don't know about.
Do some research on an agent in this area, talk to a few of them and go with the one you have a good communication level with. Jodi would be one since she knows the area.
