When purchasing a home is a buyer paid home inspection necessary?

Hi Jenny, I'll be short: Buying a home without having an inspection performed by a professional inspector is like jumping in a hole before you know how far down it goes! You might be ok when you land, maybe not. As a matter of course, I do not suggest that my buyers accept property inspection provided by the seller to remove all possibility of non-disclosure due to prior existing relationships with the service provider.

I would suggest you find someone from one of the three property inspection associations below as property inspectors are NOT licensed by the State of California.

Hi Jenny,

It is not required, but it is strongly strongly recommended and all buyers should definitely invest a few hundred dollars in a home inspection for a property they are intending to purchase, as it could uncover major problems that could be wrong with the property that you would otherwise not know about, which would then give you the opportunity to re-negotiate with the seller or back out of the deal if you did not like what you found. If you waive your inspection contingency and purchase the property without having a professional inspection of the property, you would then be responsible for fixing anything discovered later, which could potentially cost thousands if not tens of thousands of dollars or more. It is in every buyers best interest to have an inspection done.

Hey Jenny,

There is a form you can fill out to waive it. When making that big a purchase I don't recommend doing that unless you are certain you would take the home despite and issues found. Even if you are a savvy buyer having an inspection is not just about getting credits but it's your opportunity to get a feel for the house. Know it's strong points and weak points. I highly recommend it. In addition to regular general inspections there are also sewer line scopes, chimney inspections, foundation inspections, geo, drainage, roof and much more. Before you buy at the very least get an inspection. It pays to know what you are getting into.
