When can u show some inside pics??? Active w/contract what does that mean.?.(.That the buyer cant live there)??

Previous Realtor have provided great information. As they have stated, Active With Contract means that there is another offer on the property and it has gone under contract. Since shortsales take time until the bank either accepts or rejects the offer, some sellers decide to accept back up offers and this is when the status will be Active With Contract. You need to keep in mind that it might take months until the bank responds to the first offer that has been offered.

Active with contract means another buyer beat you to this one. It was listed one day before going under contract. I would guess an ALL CASH investor buyer may have even offered above the asking price.

Are you able to buy with ALL CASH?

Active with Contract is used on Short-sales because even do there is an offer accepted by the seller it has not been yet accepted by the lender....there fore the contract is incomplete/not final. So as stated below they may be looking for some back up offers.

This house is under contract and AWC, like Lisa said they may take back ups. This is not a short sale and in most cases, a regular sale do not list AWC since processing is within 30 to 45 days. This is a high demand area and I do not anticipate this buyer walking away. I would suggest you move on.

Once a property goes under contract - the listing agent will probably not put any additional pictures out. Active with contract means that the listing has a contract but may still be requesting back-up offers. If you are interested in the property, have your realtor schedule a showing.
