Interesting question. A home is said to functionally obsolescent when it has a design feature that reduces its usefulness or desirability. The design feature is often one that makes the house outdated, and often is one that cannot be easily changed. This is exactly a case in point. I would need to see the home to give an accurate answer as to price.

Chances are the majority of homes in the surrounding area are two (and three) bedroom homes. An FHA 203-k mortgage can help purchase a home needing a room addition and also include the money for the new room.
