What would have been the fair market value of a vacant lot (2.37) acres in 2006 in Goshen Ohio?

I need to know the going rate per acre for vacant land in Goshen and surrounding areas in early 2006

It depends. . . sounds like a vague answer but there are many factors that would determined the fair market value. For example- road frontage, wooded, location of land, homes around the land, deed restrictions, access to utilities. This being said I was able to research land sales in 2006 in Goshen, OH. There was a 1 acre lot on Thompson Rd that sold for $16,000, 1.76 acre lot on Ivy sold for $27,000, 2- 2 acre lots on Dallasburg Rd sold- $40,700 & $43,900. 4.8 acres on Bray sold for $57,500 and 5 acres on Goshen Rd sold for $45,000.
