Jeff, you are right. Most likely what happened is the existing house was knocked down and new one built. In this case, historical price is irrelevant, isn't it?

actually 44 east hartshorn sold for $1.1MM on march 30 2010, according to tax records

according to this listing, it's a new contruction. hence, no last sale price
