OK. This particular house will be the best one on a block. In that section of Livingston (which is not bad) homes mostly are Bi-Levels Split - Levels, some colonials, built between 1960-1975, and sold between $520,000 and $800,000. There is one sold at $1,065,000 (renovated large home).

The house of your interest is priced right, but it is not in development of similar homes.
As a buyer you are not paying sales taxes. The owner will pay real estate transfer tax at closing. Commute to NYC is not so bad. You can take bus to NYC or have a short drive to train station (15-20 min) or drive to Path Train in Harrison (15-30 min).

This is the Broadlawn section of Livingston. I'm assuming you mean property taxes....they are to be assessed. They are entertaining all offers. Its a nice area. The last two solds on the street were within the last year and sold for in the mid $600,000's. As far as commuting to NYC, some options include, riding the train from nearby towns, such as Millburn or South Orange, Chatham or Summit may be a little farther; Community Coach provides commuter service from Livingston into the Port Authority Bus Terminal in New York City.
