What is the resale value like for a house built in a community air park? The place has acreage, but when wedecide to move on, could we sell the place?

two years later.

I like this question for Erie because I've always been curious about the air park community. I have toured it a few times, and I can say it is an attractive community. The Erie area affords the best of many worlds - a range of housing choices, a golf course, small town atmosphere, and proximity to freeway. It's only 19 minutes to the E-470 highway and Interstate 25. Many home buyers will like that.

Even in these times, there is some demand even for unusual homes. It likely depends on how good your agent's marketing is. BTW: There was a recent story about a couple who had built their home from recycled materials in the mountains. They had become distressed until they hired the right agent who hooked them up with a buyer.

The best indicator is going to be other homes that sold in your neighborhood. Air park homes might draw from a larger area, but I expect that like everything else the value depends on other homes in the immediate area. I can provide you with comps and some analysis.

It only takes one buyer. I have seen values for these type of properties hold up pretty well, there are more people than you think that have a passion for aviation. That being said, for the right price you won't have a problem selling it. Any property will sell if the price is right.

I would recommend speaking with your buyers agent about your concerns and have them do some research on absorption rates for air park properties as well as average market times and listing to selling price ratio.
