Hello James,

The condo fee for this unit is $1,579/mo and it includes: Heat, Hot Water, Water, Sewer, Master Insurance, Security, Laundry Facilities, Elevator, Exterior Maintenance, Landscaping, Snow Removal, Refuse Removal, Garden Area, Air Conditioning.

FYI, this is a Co-op unit/bldg which tend to be a lower unit price, but with higher condo fees.

And this unit has received an Accepted Offer (2 weeks ago) and they are awaiting a Home Inspection. Trulia doesn’t always display all of the necessary history about a specific property.

Feel free to contact me directly for more information on this property, or similar units in the area.

Kind Regards,

Sometimes I look at the condo fee and compare it to a 30 year mortgage at current rates.
A $1580/month condo fee might equate to a mortgage payment of around $330,000 (30 yr 4% or thereabouts).

As this is a co-op unit and not a condo the co-op fee is $1,579. Co-op fees tend to be higher than condo fees because it also includes the percentage interest of the unit for taxes and the blanket mortgage which the building has on it. If you would like more informationon the differnce between owning a condominium and a cooperative unit feel free to contact me.

This property does have an accepted offer on it from October 18th. We can watch it to see if it comes back on the market.

If you would like I can get you set up on my site so you get emails (daily, every other day, once a week, whatever works best for you) as new properties come on the market that meet your needs. If you have other properties you have come across and would like info on them feel free to email them to me.

Hi James,

I would get ahold of Keller Williams Realty. It does not show on MLS and this property is under agreement just waiting inspection.

If you are looking at any other properties please let me know.

Best Of Luck
