Hi Jon,

This is a very nice school. The Capo Unified School District is one of the best in the county.

Another concern you should be aware of on this property. If you will be financing your purchase with an FHA loan, this community is not approved. FHA grades condo communities for having the proper reserves for capital repairs and for more than half owner occupied. If there is pending construction defect litigation the community will lose it's approval

Good luck on your hunting

Here's the link to Aliso Niguel High School: http://www.alisoniguel.net/
Both the cities of Aliso Viejo and Laguna Niguel attend this school district.
There are a few areas of Aliso Viejo that are allowed to attend Laguna Beach High School, but very limited. Laguna Beach High School is a much smaller high school. Depending on your child and the environment they are used to, you can decide which school system would be more suitable.
Laguna Beach High has received the Blue Ribbon Distinquished High School honor. If I can be of any assistance, you can contact me directly at: cfleming@coldwellbanker.com
