What do the pros think of 1250 N Dearborn? The assessments seem high for a 20-yr old building, but the

building itself looks to be in fine shape and well-run. Any thoughts here?

Keep in mind a monthly assesment being on the high-end is much better than losing sleep night after night worrying about if the board is going to slap you with a $15,000 special assesment to address and issue that the reserves won't cover.

What is more important is figuring out how much the assesment is going up each year and to see what work is being done or proposed to be done. 1250 is a great building that is very well maintained and a lot of that is due to the fact that people pay a premium for that kind of service and results. Yes, you could go find a place close by that's the same size and finish level for less HOA but I bet you'll be forced to make sacrifices on the entire experience you get living in that building.

Hi Bea,

There's one unit for rent and 6 units currently on the market. Units are a mixture of original and updated. 1250 N Dearborn is a central location on a nice street within walking distance to shopping and entertainment. Nice units, good views and a rooftop deck.
If you like the units and are comfortable with how the building is run, it's a good building.

Hi Bea,

The assessments are not too high. It's comparable to other bldgs in same area (Gold Coast) with similar age. There is a strict pet weight limitation for dogs. Building allows 2 dogs up to 25 lbs.
