What are the Hoa fees on this unit and what is included in the assessment fee? Are utilites included in fees?

Is the condo association professionally managed! What is the % of renters in complex? How is the soundproofing ? Also, are any special assesments under discussion or planned? What is the financial conditon of the homeowners association.

Oh the utilities are paid for renters so I am sure HOA cover that for anyone who owns as there is no way for each unit to have separate utility account.

Do I have to be a realtor to answer ? I used to rent there Alan for 10 years. NOT soundproof. Always many vacancies. Very small studios. Also of interest is the fact that the entire place is on one cooler/heating system. You can only turn it on or off. There is a rental office as it is mostly rentals and only a few owned by someone. There are 2 small elevators to go up. It served its purpose as I worked right next door but I would not move back nor buy anything there. Just my opinion. Back then in '06 the HOA that a few neighbors who did own and complained about was appx $100 a month. El Cortez is the name of the complex and WAY back in the day I heard it was a luxury hotel. That was long long ago.

You have a lot of valid questions and it will be on your best interest to commit to a good buyer's agent. He will work with you on finding properties that match your desired criteria. That will save you a lot of time and it will increase your chances of finding the ideal property for you.

Hi Alan,

The answers to your questions can be easy to obtain on your own. You have 4 choices.
1- contact a title company for the contact info for the HOA & do your own research
2- allow a buyer's agent to do the work for you
3- hire an attorney to do this work for you
4- contact the seller's agent

Your best option is #2, but if you choose option 2, most experienced, qualified, busy, full time Buyer's Agents will usually require an agreement prior to do work for a buyer. Just as sellers have agreements with listing agents prior to the listing agents doing any work, buyers actually hire Buyer's Agents to assist them.
