You should use the resources http://www.meganslaw.ca.gov and http://www.arjis.org on any home you may be considering to get an idea of the relative safety. You will find in Oceanside there some areas which are better than others.

For Orange County commuters who aren't too concerned about the schools, the area behind the Oceanside airport is a good choice: Cardona, Valente, and Mar Lado. For good schools, but taking a bit longer to get to I5, the geograhic area east of El Camino to the Vista border, north of Oceanside Blvd, and south of Hwy76, would be my recommendation. Some of the big neighborhoods there are Rancho Del Oro and Jeffries Ranch and there is a decent variety of homes depending on what best suits your needs.

Inland Oceanside is probably a better move in terms of the area. From January 2008 to January 2009, the market for the 4 zip codes in Oceanside for Single Family Homes showed the following trends:

Oceanside S 92054 Decreased 16.5%
Median home sold price 1/09 = $320,000 – 19 sales 1,592 SF Avg
Oceanside E 92056 Decreased 21.6%
Median home sold price 1/09 = $302,000 – 57 sales 1,887 SF Avg
Oceanside N 92057 Decreased 32.4%
Median home sold price 1/09 = $250,000 – 69 sales 1,666 SF Avg
Oceanside C 92058 Decreased 33.7% (Central)
Median home sold price 1/09 = $291,000 – 13 sales 1,665 SF Avg

The property you posted above listed for $700,000 to $750,000 and sold for $688,000. It took 44 days to go into escrow. You can tell from the stats above that the price of this home and the median home price for that zip code vary greatly. This property is in the Eastern section of that zip code. We would recommend Eastern 90254 or 92057 given what you are probably used to in San Clemente. Granted, it is less coastal, however, the neighborhoods are more family oriented (if that is what you are seeking). There are many nice neighborhoods, Fire Mountain, Arrow Wood, Vista Capri, Beachwood, Versailles, Bellingham and many others. If you would like some listings, we would be glad to send them to you.
