This is a coop building and unfortunately they do not allow investors. W/Ds are usually not allowed in coops either. You should definitely get the house rules from the agent to be sure that is allowed as well as the sublet policy. These are typical rules for coops in the area. If you are seriously wanting an investment, I'd look into condos as the rules are not as strict as they are in coops.

Rather than waiting for an open house and added buyer competition why not simply schedule a private showing; consider working with an agent of your own...
