Michael,

The seller may or not pay closing costs depending on the condition of the property, how long its been on, what you offer etc. but you need to make an offer first. You will include the "seller subsidy" section (amount you are asking them to pay) in the offer. If I can assist please let me know. Please also keep in mind you are limited to how much you can ask based on the amount you put down and borrow from your lender (usually 3-6%) of the purchase price.

You can't know if a seller will pay closing costs until you submit an offer to them. It appears that the property you are interested in is owned by a bank. They are wanting to get rid of properties as quickly as possible, and have more frequently been willing to assist with closing costs. I would recommend finding a reputable buyer's agent in your area and have them help you with the process. Good luck!
