Hello Mr Netolicky,

Perhaps your complaint is the price comparison to the home
that is given by Trulia at the bottom of the sheet. Rest
assured the average and median prices shown can't really
take a specific home into account. Anyone shopping on Trulia
would see the list price, description and photos and know the
home is much better than average. And being on the water
also takes it out of the "average" category altogetther.

This site simply reports listings and sales data and cannot take
the place of a Realtor or Appraiser. When I comp a home for a
buyer, I use similar homes to the subject. And, I have gotten calls
from people who have seen a home listed here, met me at the
home and bought it. The more exposure a home has on the
market the better.

I think you'll find that many among us agree with your assessment. I participate with Trulia because my clients expect it, not because I believe that it's necessarily going to help sell their house.

Unlike MIBOR and Realtor.com, Trulia is not agent-owned. Trulia is a third-party syndication site. Their business model is to create web traffic by accessing public listing information, and then selling advertising space to marketing companies. (See the sidebar on the right ->) They also upsell agents on their marketing tools, claiming to help drive traffic to those agents.
