This property is advertised as being located a short walk from "the beach." To which beach do you refer?

Public access is to the beach fronting the Atlantic Ocean is via the State Park, more than a mile away, and to a short piece of beach owned by the State near Fort Popham. Recent court rulings have upheld the private ownership of beach frontage, sold by deed along the Kennebec as well as the ocean to the low water mark from the 1922 Plan recorded in the Sagadahoc Co. Registry. I believe the property in this listing was initially sold prior to the first recorded subdivision, meaning there is no appurtenant easement over the roads or common areas in the 1922 Plan. The only common area of beach frontage is at the extension of the road easements and is only available to owners of property purchased from that recorded Plan. There have been several law suits at Popham regarding, among other issues, easement rights. I hope the listing broker for 958 Popham Rd will not misrepresent this property, which could result in another law suit.

They may mean a short walk to Popham Beach state park, which is public access. This is something that must be checked with the listing broker.
