It will most likely depend on how aggressively the property has been priced. If you are interested in buying, I suggest you engage the services of an agent to represent you. They will give you comps for the area, help come up with an offering price, etc. Whether or not the seller is negotiable is quite subjective and the only way to really find out, is to submit an offer. You'll usually know or your agent will know right away whether they are negotiable.

In order to determine a fair offer review comps with your agent, recently sold similar properties in the immediate area, see what the data suggests and go from there....

Hi, What the seller will accept really depends on the individual in question. Every sellers situation is different. Another factor that comes in to play is what other properties have sold for within the past six months, you couple that with what you feel it's worth and formulate your offer.
