I know this one has come and gone but.

To answer your question, foreclosure auctions in California are risky.

ACTUAL FORECLOSURE ON THE COURTHOUSE STEPS IS RISKY BUSINESS

There is no inspection of the property and the terms are all cash on the day of the auction.

Auctions offered by private auction companies for motivated sellers or lenders are a lot more consumner friendly.

Everything is sold as is where is with no contingencies BUT there are inspections and usually one pays a fixed deposit and the balance in 30 to 45-days.

I hope this helps

Check county tax website auction listings for properties are usually listed per address. However not all properties are posted. Most auction on county court house steps.
