You may be enjoying curiously looking at real estate websites to get a handle on the market. During your investigation, you came across this house on and inquired as to its availability. That of course is one of the reasons that posts this information – to urge questions from those who see the posts.

This is also a classic example of why you need the help of a Realtor if you are serious about buying a home – especially in this fast moving market in which inventory is very limited and buyer interest is strong. By the time you find a house posted for sale on – and many other websites – and you inquire about it, the house will likely be Pending. There are some websites which have more up-to-date information but I will refrain from naming them in this forum out or respect to our host.

Bottom line…if you are a serious buyer or you think that you will soon be a serious buyer you owe it to yourself to associate with a local Realtor who can bring houses to your attention that meet your criteria before everyone else has already seen them and submitted offers. Your Realtor will do much more than that. Find your Realtor, sit down with your Realtor and have an in-depth conversation about how the process works.

The Livermore market is moving very fast, as inventory supplies are exceptionally low.. The most desireable and well-priced homes go pending within a few days of coming on the market, many with multiple Offers. This partcular one went pending within 10 days. Aligning yourself with a buyer's agent who will keep you informed with the latest available properties and the current buying climate, may help you succeed in this highly competitive market.

You can save yourself a bunch of frustration by working with a Realtor® that creates a custom automated MLS search agent to make sure you are seeing all property that is actually for sale and meeting your needs.

This property is a short sale listing and in now pending subject to lender's approval. This means that the seller has contractually agreed to sell the property to a prospective buyer subject to their lender agree to accept a payoff amount less than loan balance. It has been in this state since Dec. 2011 and that is as long as some of them take to get a review by their bank.
