Let's take a look. I can send you pictures if you like. Most of my clients would think the home needs updates. There's older wallpaper and features all over the house. To each his own though. Some might think it is ready to go.

Susan, The property is really in need of updating. There will be some estimates of ceiling repair the seller has requested to give a firm idea of cost. , Painting, no leaks now. There is a Sellers Disclosure online but I can fax or email it to you. It is a great area of town. cul-de-sac, and nice rear entry 3-car garage. You can reach me for a showing @ 214-244-8760. Hi Susan,

The tax appraisal is listed at $257,000 but you need to hire a REALTOR to represent you and provide you with an option of the value of the property. Then you can call on your agent to pre-view homes like this one and provide market information and estimates for repairs.

The seller's disclosure shows that repairs are needed to the sprinkler system, intercom, security system, garage door opener, a shower drain pan, and roof. The roof is an overlay so it needs to be replaced. There was foundation work done before the current owner purchased the home. The seller has also received a report in the past concerning active termites.

There is enough on this report that the seller is disclosing to tell me that the house has some major maintenance issues. However, I would need to have a better understanding of your comfort level with repairs, financing qualifications, and family needs in order to form an opinion about the appropriateness of the home for your family.

This is forum is great for opinions from REALTORS about the market, advice for buyers and sellers, and general information. However, is is not a very effective way to analyze specific properties. You need your own agent to get answers to your questions. I'm available.

Have you seen this house from inside? House is built in 1979 & only inspector can tell you the major or minor problem (if any) are found. The best way I would suggest is to go take a look at the property if you haven't already and offer the price based on CMA. Let me know if you need help viewing the property.
