THis property is REO which means the bank has foreclosed and is selling the property to recover all or part of the loan amount due. Taxes would be estimated at 1 to 1.25% of purchase preice but may end up higher if the county believes the sale was not a market value sale. To determine clear title a title search is required from an attorney or Title Company.

REO properties can be a good deal but the buyer must beware of encumberances not disclosed. I recommend working with a Professional Realtor and an Attorney on foreclosed home searches.

Hi Janet,

Property taxes are usually around 1.25% of purchase price in Collier County. I can check public records for you to see what it was in 08. School district would be the Golden Gate area. Only Attorneys and title companies can give you opinions on Title. On Bank owned properties I would recommend an attorney as the banks have been sending back alot of language in the contracts that could be to your detriment.
