Our home is REALLY underestimated by Trulia. We had it appraised just a couple of months ago.

You know, we often advise people that Zillow, Trulia, Homes.com and others are NOT an accurate reflection of what the real values of properties are. And, I thank you for making that statement for us!!! Lots of people don't believe us when we tell them how erroneous the information is, they think we're just trying to make them come to us for the info. While that's partially true, it's also because we want people to have accurate and relevant information!!!

Not sure how you can change your Trulia info, but if it's based on what's in the trulia data base, not sure that can be helped.

I wouldn't worry too much as to what Trulia or Zillow or other internet sites have your property estimated at. All real estate is local and the national internet sites don't have all the proper information necessary to be accurate, i.e. condition, location (next to railroad tracks, on a busy street). They are pretty numeric in nature. Go with your appraisal unless you feel it is wrong. You are really indicated by your question as to what your concerns are. Are you trying to sell your home?
It's really not a big deal what Trulia says. A good buyers/ sellers agent will run comps and help clients understand the real value of their home. If you want to sell and have it priced correctly the market will bring the real value your home demands.

Quick question in return - was it appraised for refi purposes or just for your general knowledge? Was it an appraiser or a competent Realtor that gave you the figures?

We see variability on appraised vs. assessed vs. website valuations all the time and sometimes true market value value can be a different number entirely.
