Looking to venture out to a condo or small house

Name is Shawn. Currently Northside in apartment complex , 4 years now. Seekin small home. My credit is not the greatest. However, I've been w/my employer for steady 8 years now (no lay offs), no children, pets. My rental history is pretty good. 3176586255

I'm sure you have had 10 calls from agents by now so I will not inundate you . I wish rental history could consistently be reported on credit reports....while the mortgage industry is pushing for it, it's not quite there yet. It will come down to your debt to income ratio, credit and employment combined. There are several programs (FHA, USDA, etc) that will allow a lower credit score to purchase a home. I have a lender that I love and they have access to at least 5 different banks that they work with to get clients the best rate and get you approved. I live on the Northside of Indy so I'm close by too. Let me know if you need any assistance! Good Luck!

Shawn, if you are interested in buying a home instead, and you know your credit, but it is not the greatest like you stated, then you might want to contact INHP (Indianapolis Neighborhood Housing Partnership) at 317-610-4625, or check them out online at http://www.inhp.org. The first step considering the information you have provided is to get you with a lender to see where you are in reference to being able to get a mortgage and then go from there. Thanks for the note. I recommend that you first have a conversation with a mortgage lender whom you trust. If you don't have someone you're comfortable working with, I'm happy to provide you with a referral.
