That property is currently showing as active...that doesn't mean there aren't offers/counters floating around out there. That being said, it's been on the market for 175 days. The A/C appears to be missing which should be evident in the photos along with the water main has damage. Depending on what type of loan you're getting, this may be a property to avoid.

I recommend that you find a Realtor® who can assist you with these types of questions. Finding a home on your own in this market will be almost impossible. Homes last only days on the market and are usually under contract by the time they show up on Trulia. Also, many lower priced properties have major defects that would eliminate financing as a possibility on those homes.

Contact a Realtor®, really, that's the best thing you can do! :)

Home is active and missing HVAC unit .I worked on a short sale that was similar to this. I asked the owner to go trought the homeowner's insurance company and have it replaced. Buyer was happy. Even if the bank is now paying for the insurace it can be done.

I was the listing agent for the property.

A missing A/C unit on a home is an obstacle that is significant for some to overcome. If you are paying cash, no problem but if we are going to get a loan the situation changes for you.

Short Sale banks will sometimes pay for something like this but not always, in fact most of the time they won't pay and the seller because its a short sale generally don't want to pay either.

Yes, this property is still available. This property is a short sale and would be conditioned on bank approval. Most sellers in short sale properties are not in the position to make repairs to the property or replace appliances. You could ask the bank, but it is a long shot.
