Is this a good community to buy a house? Why are so many properties for sale and for so long in the market?

I'm interested in this community, but I'm concerned witht the high number of homes in the market. This past weekend, I drove by the areas where the homes I'm interested are located and I noticed so many properties for sale. Does anyone know if the construction of Hgw 16 is going to have an impact on this community? When is this construction going to take place? Also, I have a boat and they only have day slips which I can handle but I would to know if there are any marinas or future plans for marinas in the area? If anyone could give me any information of any kind on Pebble Bay, I'll appreciate it. Is there room to negotiate the price of these homes since there are so many homes on the market? Any information on experiences with the association will be helpul? Any information on this home will also be good. Thanks in advance.

I am a lake front and lake community specialist with Keller Williams and go to Denver United methodist Church. I have lived here for 27 years and very envolved with the East Lincoln Betterment Association. We had a community forum last week with the planning board . Many homeowners want the apprearance of Hwy 16 to improve drastically. However, with the new hwy 16 many businesses are hurting with the decrease of traffic and cannot afford the expense of major builing modification to meet the proposed standards. The signs business use was also a concern and restictions are in place to get more uniformity. One thing is for sure, this is a great side of the lake to live on and has residents who really care about there community. Zoning was recently approved of a senior adult apartment complex. We just opened a New Sally's Y and have a new lakefront park and boat access. Regarding marinas,Westport Marina is still the best pick here. They store indoors but you can call and have it put in the water within a reasonable time. If you are a sailor, the Pennisula Yacht Club, the saililng Club or the LN Yacht Club and best. How about considering having your own waterfront home with your own slip. There is not a better time to buy it than now and there is lots of homes on the market. I can assure you, if you like the lake you will never regret it! However, if that is not for you, I'd love to tell you about all the communities here and what charactieristics make each unique. I would love to discuss this area with you.. My office is very close to the Pebble Bay community. I also live at the Gates at waterside crossing close to the 73/16 crossing. I believe there is nothing really hurting this area, it is just the times we are in. When you get in over 300K price homes , buyers are not as fluent as they were a year ago due to alot of factors.
