Is there a website I can view the HOA regulations? The HOA fee is very high for this condo, why is that?

The State of Florida does have rules and regulations pertaining to Condominiums. The link is below.

Condominiums govern themselves by way of a Board of Directors. I've seen monthly fees for condominiums as low as $50.00 per month and as high as $2,000.00 and more per month.

There are several variables that come in to the picture;
• Number of Units
• Amenities
• Services
• Reserves
• More!!!

Usually, when it comes to the monthly fees, you get what you pay for;
Restaurants, Maintenance of the Grounds, Pools, Club, etc.

These are not usually posted online,as they can contain as many as 40 pages. They are usually provided on a need to know basis. Real estate offices may keep some of them on file--we do--but your agent can get you a copy from the HOA if need be.

As previously mentioned, HOA fees differ from one community to another. These fees are directly related to the level of services provided and the expense associated with them. additionally, the more unit there are in the community, the greater the number of residents to support the debt.

The most accurate source of information on a specific HOA is to be in contact with the HOA president or a board member. They will be able to provide you with a clear picture of what has been done,what is currently being done, and what is planned for the future.

All HOA fees are not created equally. Some include partial utilities. (such as cabel TV, trash, maybe even electric) You will want to get the information directly from your Realtor who can get it from the seller. It may actually be several pages of detail for you to read. Ask if all outdoor maininence is included (roof, lawn etc)
Usually the higher fees offer extra services. Best of luck to you.
