Is it really a good bargain?

With an average sales price at $380,775 in CA 94579, how come this house at 111 Santa Teresa, San Leandro CA 94579 can be sold at a price of $168,530? Is it really a good bargain?

Hi Gareth,

This is a manufactured home situated in a mobile home park. Manufactured homes won't have as much value as a permanent home built on site.
Manufactured homes and mobile homes (especially the newer ones) can be quite beautiful with vaulted ceilings and large open living areas.
Keep in mind that in this market you can probably find a permanent home you'd like for not too much more than the sales price of this manufactured home.

in addition,this is a 55+ mobile park. please keep in mind that mobiles depreciate (like cars) and there may be financing issues. if you are interested in this mobile,I suggest you get your agent to check for the original price. $168K seems awfully pricey for a mobile.

This is a manufactured home located in a mobile home park. Prices for these types of homes are very low because they don't include any land. Space rent is required for a home such as this - in this cases, probably around $600.00 a month.
