Is it crazy to list your house when there are houses in foreclusure in my neighborhood?

Hi Sylvana-
Actually, having foreclosures for sale in yur neighborhood will be an advantage to selling your homes because 1. foreclosure homes usually have not been taken care of, having missing or non-functional appliances and equipment, etc. so they make your home look even better and 2. foreclosures can be lengthy and lopsided closings so many buyers are beginning to understand they are not the"bargain" they might have thought they'd be.

HECK NO it great brings more buyers, many foreclosures are distressed poor condition and etc., buyers walk into your home IT SHINES move in quality not have to do a thing... Take advantage list the home.

Buyers ONLY look at work required paint, lawn, appliances, repairs these homes are sold as is VS paying little more not have to worry but unpack boxes.

Buyers now are looking at prices. Your home will sell, most likely, at its market price. Ask a local agent for a Comparative Market Analysis of homes in your area. Based on this, you can determine the market selling price of your home.

If you can afford to sell it at the market price, then feel free to list your home. If not, you will be looking at a Short Sale; but banks verify to make sure that it is a legitimate short sale.

Another option I tell sellers who can't list their home now is to rent the home. After a year or two, prices will tend to be higher as will your chances of selling.
