What is your question?

Are you asking that if the selling price is higher than sold comps should you offer the asking amount? That will depend on condition (versus previous sales) and if anyone else is interested. it's possible a cash buyer would want it more than you and be willing to pay the asking price.

The idea is to get a contract in as fast as you can to the bank ! 3 years ago the bank wanted to see market timing and back up offers this no longer applies . By the way you no longer own the property if you have missed more than 3 payments .
Do your self a favor and price it to bring a offer to the table .
