I wrote asking what floor and realized it says 1st basement - I don't see any windows on the lower level - is that accurate -

Is the kitchen level below street level? and then the basement below that?

Mitchell is correct in everything he says. Looking at the floor-plan i doesn't look like this one has access to a garden but may be on the same level. I know that in NYC a bedroom must have a window but I'm not sure that a living room must. This apartment looks to be a deal price- wise compared to other one bedrooms in the area. In this case even though it is a co-op, I would consider having a home inspection done, as there is limited access to fresh air and also it is probably near the heating system- at the very least have a test for Radon done.

"GD" means garden. In a brownstone there is often an apartment below the first floor. It may have a separate entrance and even a separate street address from the rest of the building.

The first floor or "parlor floor" in a brownstone can be accessed from the street via a grand staircase to what serves as the front door of the house. The 1st floor is above street level.

A "GD" apartment is below the first floor. It can be accessed from the street or downstairs from the 1st or "parlor floor". This apartment is garden floor and basement. The kitchen floor may be slightly below street level just like the 1st floor (parlor) is above street level.

Brownstones often offer plenty of unique and charming details and features. West 88th between West Avenue and and Riverside Drive is a beautiful tree lined park block.
