I've been approached by a neighbor to trade one of my building rites for a parcel of his land.

He has a lot of acreage and would like to allow his daughter to build a house on his property some day. I live in Maryland and have a pretty good idea, monetarily, of what my lot and building rite are worth... how do I figure out how much land would be a fair trade?
Also, is there anything I need to consider before entering into such an agreement, red flags so-to-speak?

HAVE THE PROPERTY APPRAISED AND HAVE A TITLE OR REAL ESTATE ATTORNEY DRAW UP THE APPROPRIATE DOCUMENT TO SWAP THE PARCELS.
