It's worth looking at the aerial photos to see what surrounds a home if you aren't in the area to do a drive-by. It's always good to keep an eye open for commercial buildings, schools, parks, open fields, hillsides, busy roads, bodies of water, power lines, water tanks, and more which can affect the value of a property. For example, 4606 Magens backs to a fairly busy street, Douglas, which might be an issue for some people.

I live and work almost exclusively in the Oceanside area and have previewed many homes including those on Magens Bay. I have also previewed the one on 4602 which is next door to the left. I bring this up because this particular house is in such bad shape that living right next door to it may depreciate its value. I have photos to back this up if you would like to contact me.

There are so many good properties on the market, why waste your time on this one! If you want to own part of paradise, find an agent to work with and have them help you find a property. I have heard too many times...and I have seen where the pictures really did not represent the property, so you need a pair of eyes working for you or you need to come take a look.

Hi Jerome,

This is a short sale and there are 2 pictures on the listing. Given it has been listed for 99 days, there will most likely not be any further pictures added. Most importantly, the home was built in 1988 and the listing states "This is an "as is" sale. C.A.R. forms WPA and Request for Repair will not be part of any accepted RPA". What that means is this:

1. The WPA is the Wood Destroying Pest Inspection and Allocation of Costs Form. In other words, you can get a Termite inspection, but you will pay the entire cost of the repairs yourself. They could be sizable in a home of this age.

2. You will not be able to make a Request for Repairs. When you get a physical inspection, any needed repairs will be at your expense as well. That would include leaks, mold, water heaters, structural issues, carpet, paint and other property deficiencies.

You need to work with your agent to determine if you want to risk those costs AND if you want to wait for the short sale to come through, if it does.
