This is a short sale and there are 2 pictures on the listing. Given it has been listed for 99 days, there will most likely not be any further pictures added. Most importantly, the home was built in 1988 and the listing states "This is an "as is" sale. C.A.R. forms WPA and Request for Repair will not be part of any accepted RPA". What that means is this:
1. The WPA is the Wood Destroying Pest Inspection and Allocation of Costs Form. In other words, you can get a Termite inspection, but you will pay the entire cost of the repairs yourself. They could be sizable in a home of this age.
2. You will not be able to make a Request for Repairs. When you get a physical inspection, any needed repairs will be at your expense as well. That would include leaks, mold, water heaters, structural issues, carpet, paint and other property deficiencies.
You need to work with your agent to determine if you want to risk those costs AND if you want to wait for the short sale to come through, if it does.
