Hi Linyouling,

The chances of getting a 4,857 square foot home on a 13,500 square foot lot in a gated community in Anaheim Hills for $600,000 is highly unlikely. If a home like that could sell for $600,000, I'd have about 100 buyers in line! I think there's a good chance you could get this home for under market value, but not in the $600,000 range.

Hi Linyouling,

Although this home is not currently on the market, there was a Notice of Default recorded against the property on 8/13/12. There is a good chance that the owner is trying to work out a loan modification with their lender, but unfortunately, even with all the government involvement, most loan modification attempts are unsuccessful.

The soonest a Notice of Trustee's Sale can be recorded is around 11/13, and then it would be at least 20 days until the sale takes place. This is only if the bank decides to push forward with the foreclosure proceeding.

The owners may reach out for help in the way of a short sale if their loan modification fails and foreclosure is eminant. At that point in time, you may be able to make an offer to purchase the home.

This property is not currently on the market and there is no telling when and if it will be. It is in the pre-foreclosure stage (which basically is a grace period) and there are a number of ways the homeowner can avoid or delay the property from being foreclosed. If you are working with an agent let them know that you are interested in this one.

this property is not for sale at this time though you might be able to find it for sale on the court house steps very soon.

It sold in 2004 for $1,250,000, is a 5 bedroom 5.5 bath 4857sqft hine with a 4 car garage, lot is 13499sqft and it was built in 1992.
