Leroy, Home Buyer in Colorado

I'm confused as to why this property is still listed. I have checked other sites and it shows up as being sold for $39905. Has is sold?

It's hard to say what the deal is with this property because the address isn't specific enough. And, the problem is with any of these public access sites, you cannot find the most current information.

For my clients, I arrange to have a search sent directly to them FROM the official REALTORS MLS. That's the most current information and agents are bound by law to keep that information up to date, so there's very little chance of error.

Probably a good idea to have your own agent checking on these things for you. It's better than you having to keep up with it yourself. That's what your agent is supposed to do. That's what we get paid for. And, it's certainly incentive for them to work hard for you!!

Any other website NOT the local MLS is an IDX site. Every state has their association of realtors, and the public does NOT have access to our MLS. You need a Realtor to give you access.

An IDX agreement is essentially me giving other people permission to use my listing for advertising. Websites like Trulia pull our information for their own marketing uses. The biggest problem however is these websites do not have the capacity to change STATUS for properties once an offer has been accepted.

In the case of your scenario Realty Trac just pulls their data off of NOD lists or the courthouse bids. These homes normally have not even completed foreclosure yet.

ALWAYS REMEMBER if it does not have a MLS# it is not active. If you want only accurate information a Realtor is the only person that can help you.

Hi Leroy,
Trulia and Realty Trac are useful tools but are usually far behind the real market. Your best be would be to contact a professional Realtor in the Staples area. Your Realtor will provide you with current information.
