I have been informed though that the foundation of this house is defective among other things. True?

Asked by Michele Mcgrath, Lehigh Acres, FL Sun Apr 19, 2009

I went to see this house and I spoke with a neighbor. The foundation is defective and that is why the owners let it go and the homebuilder had to build them a new house. Just wondering if this is true, and why this house would even be listed?

Hello, Ms. McGrath -

The short answer to your question (and I'm not trying to be cute) is "Because it is for sale".

There are many duties to disclose on the part of all parties involved in a real estate transaction, but anyone can sell any property they own to anyone who is willing to buy it, regardless of its condition.

Not having first-hand knowledge of this property, I cannot speculate further but do appreciate learning that a potential problem may exist with a property that I may someday show to a customer.

The listing for this home shows it is a bank-owned property which will be sold "As-Is". The best way to find any foundation defects or to find other repairs is to have a licensed inspector thoroughly inspect this home. If you want to make an offer on this home, you can do it contingent upon the results of the inspection, at which time, if any defects are discovered, you would be entitled to a full refund of your deposit. Make sure this language is written into the sales contract.

I've included this home listing from the MLS for your review. Here's the really long link:

Let me know if I can be of further assistance.

Good luck with your home search.
