I'd be happy to act as a local real estate resource for you, describing the local areas surrounding any of the homes you have interest in. That home you are interested in at 606 Pico is about 2 blocks away from the Baseball field of Santa Barbara high school. It is technically located in the lower Eastside, which means it's located East of lower state street (which is the hustle and bustle of downtown). The property is actually located in a school district (Washington) that is quite popular. The property is a handful of blocks from downtown, which makes it easy walking distance to restaurants, shopping, potential employment opportunities, etc. It's also a couple blocks from Ortega park. In general, it is surrounded by homes of equal or great value, as it is the lowest priced home that has sold in that are for quite some time. There are some duplexes, and apartment buildings in the general area as well, the there is no traffic on that street as it's a one block, dead-end street. I hope that helps.
Because of the price, and the value, the home has received quite a bit of interest. The seller will be reviewing offers Wednesday afternoon and I expect there to be multiple offers and I would not be surprised if they go over-asking price.
