The price is still $309,000. I did some research on the home to find out about liens and mortgages as this affects what the bank will accept. It also looks like the home was rented and then tried to sell and could not. It is back up for sale. I can tell you that the home has been transferred into a trust. There are two mortgages on the property, but the Lis Pendens has not been filed which means the homeowners are not more than 4 months behind on their payment. Also there are no HOA liens, so as of now they may be current, which again is good for you. it is important to have a Realtor that knows how to look these things up for you. There is nothing worse than having your heart set on a home , waiting 4 months only to find out that bank will not pay a lien becuase it will not net them enough money. Your realtor also needs to pull comps for you and not just tell you to offer less than the asking price, because that price is set by the realtor not the bank and you don't know if that price is too low below market for the bank to accept. Good Day,

That property has been out there on the market for 90 days with no price drop. That is unusual for a motivated seller. Maybe I should say not so motivated. For sure see a few other homes.

Be sure to select some other properties to see, similar in size, maybe in a few other communities. Julington Creek has competition from Eagle Harbor and Oakleaf Plantation.
