I am in need of comps as i am trying to refinance my home. This may be a comp for my property on marble Hill.

Comps are provide by the appraiser and rest assured because of the past mortgage crisis, he will not let you influence him in any way. He will do his own research, as part of not losing credibility. If you want an idea, have a local broker do a CMA, but tell the truth to him so You don't lose credibility.

If you are trying to refinace your home, the bank or mrotgage cpmpany will hire an independant appraiser who may look at your comps but most likely will or can not. they need to arrive at an independant value based on recent sales. You can certainly try and assist by providing them, but most appraisers will look for their own anyway. good luck with the refinance.
